Improving a country house’s EPC: what must a buyer do?

A country house can combine strong architectural character with a weak energy rating. Separate the legal requirement from the technical renovation choices and from the measures that protect the building’s character.

Check the label and the transfer

Where the Flemish residential renovation requirement applies, a home with label E or F must reach at least label D within six years. A new EPC demonstrates the result. On an estate with several buildings, identify the residential unit concerned; non-residential buildings follow different rules. Certain heritage designations are exempt. Confirm the precise designation instead of assuming an old building qualifies.

Improve performance with care

Roof, windows, moisture, ventilation and heating interact. Insulation planned without regard to moisture or heritage can cause harm. Have the starting condition assessed by an energy expert and, where appropriate, an architect or heritage specialist. Compare options before committing to a budget.

Prove the result before the deadline

Quotes and invoices document the work, but a new EPC is needed to show the required label. Arrange it in good time. On a later sale, a clear record also shows what has been upgraded and what remains possible. Announced policy changes should not be described as law already in force.

Plan the work and the new certificate

Confirm the duty for the specific building, choose suitable work and allow time for a new EPC before the deadline.
