Flood information for a farmhouse and its meadows

A rural property often comprises a home, yard, outbuildings and separate plots. Buyers therefore consider the meadows and potential flood information as well as the house. An attractive green landscape is no substitute for checking the records.

One property, several questions

The Flemish information duty requires relevant water information to be given to potential buyers. Property advertising states the plot score and, where applicable, the building score. The information also belongs in the deed’s water section. Location within a designated flood area or riparian zone must be disclosed where relevant.

Keep plot and building scores distinct

The plot score describes the land’s flood susceptibility; the building score concerns a structure. For a farm with several parts, show which information belongs to which plot. This prevents one score being read as applying to the entire holding. Obtain the data from the official map or transfer information and check that the marketing matches the file.

A score alone cannot resolve every question about future changes. Buyers planning alterations, a different use for an outbuilding or changes to the land may need more information from the municipality, water authority or another competent body. Avoid reassurance that goes beyond what the documents establish.

Clear information supports a sale

A useful file lists the scores, connects them to the correct land and buildings and makes the underlying records available. Questions during viewings become more specific, and the setting can be considered alongside the official flood information. Landelijk Vastgoed presents the relationship between buildings and land clearly.

Check the original records

Connect every plot and building score to the right part of the property. Do not infer from a score alone that a future project will be possible.
