Reporting work on a farmhouse, outbuilding or land to the cadastre

A rural property often consists of more than one building and more than one cadastral parcel. After work, the owner must consider the cadastral declaration as well as any planning permission. These are different procedures.

Report the completed change

FPS Finance requires a declaration when a new building comes into use or real property changes. Its official land-change form calls for submission within thirty days after completion, together with a plan or sketch. Identify the relevant parcels carefully: the house, yard, outbuilding and meadows may not share one cadastral reference.

Separate the declaration from a revised cadastral income

The administration uses the information to review its records and, where appropriate, assess a new cadastral income. Filing a declaration does not automatically mean an increase. A permit, a cadastral declaration and notice of a revised cadastral income are three separate documents. Keep them together.

Make the sale file easy to read

For a complex estate, prepare a list by parcel: cadastral number, building or land area, completed works, permit and cadastral follow-up. A buyer can then see, for example, whether a renovated barn stands on a different parcel from the home.

Keep evidence for each plot

Connect permits, cadastral declarations and any revised-income notice to the buildings and land concerned.
