Asbestos certificates for an older farmhouse: do stables count?

The farmhouse itself attracts most attention, but a holding may also include stables, sheds and smaller outbuildings. When preparing an asbestos inspection, describe all relevant structures to the specialist, not only the home. Construction date, accessibility and floor area matter.

Look at the entire holding

According to OVAM, a valid asbestos certificate has been required since 23 November 2022 on the sale of an accessible pre-2001 structure measuring at least 20 m². Several smaller buildings can reach the threshold together. OVAM gives the example of four 6 m² stables in a meadow; their combined area matters, while one 6 m² stable alone does not create the same requirement in its example. A certified asbestos expert must determine the precise scope for the property.

Renovation does not erase the original age

A new roof or restored facade does not automatically take a structure outside the rules. The cadastral construction year can remain relevant, and older parts or other buildings may still contain suspect materials. Gather plans, invoices and records of later extensions before the expert visits.

The certificate must be available when the sale agreement is concluded and its content communicated to the buyer. Showing it before an offer often helps a buyer assess possible renovation costs. Let the expert decide whether a complex property needs one or more certificates.

Describe the findings precisely

An asbestos certificate reports inventoried materials and their management. Do not describe it as a blanket guarantee covering every building and all the land. State which structures were examined and where the complete certificate can be read. Stables then form an understandable part of the sale file.

Prepare the inspection

List the home, stables and other outbuildings with their construction dates, floor areas and accessibility.
